Alla Pugacheva's grandson Nikita Presnyakov received a four-story mansion as a gift, but its actual value is estimated at 90-120 million rubles (approximately 1.7-2.2 million manats).
Realtor Yulia Yusova told "Abzats" that the property is located in the Malye Berezhki cottage village on the Istra reservoir. Pugacheva bought this area back in the 1990s.
The main building covers 760 square meters and includes a cinema, billiard room, sauna, and swimming pool. The property also features a staff house, garage with parking, and a rented pier with shoreline.
The mansion has been on sale since September 2025. Initially priced at 152 million rubles, it was reduced to 130 million, then 125 million. By May 14, 2026, the price dropped to 110 million, but still no buyer.
Yusova attributes the failed sale to changes in the elite housing market. Buyers now prioritize liquidity, technical condition, legal transparency, and maintenance costs over status.
The pier is under scrutiny by Rosprirodnadzor for violations: it is unregistered, lacks permits, and interferes with water body auctions. The expert notes that demand for such large mansions is declining due to high maintenance costs.
