Warning to apartment buyers: some construction companies artificially inflate apartment areas, causing financial losses. Expert Ramil Osmanli calls for stronger oversight.

A citizen who thinks they bought a 100 square meter apartment later finds the actual area is smaller.

Oxu.Az reports, citing Khazar TV, that the main complaint is that some construction companies include additional spaces in the total square meters when calculating apartment area.

Real estate expert Ramil Osmanli stated that the rules for calculating apartment areas are detailed in Article 59 of the Urban Planning and Construction Code.

According to the expert, some construction companies violate regulatory requirements by measuring the apartment area from the outer wall, thereby showing it larger than it actually is. This causes financial losses for citizens.

Ramil Osmanli believes that oversight mechanisms in the construction sector should be strengthened to prevent such cases. Citizens are advised to compare the area stated in the contract with technical documents when buying an apartment, and if necessary, dispute the matter legally.
